Residential Property Transactions (Conveyancing):

For most of us, home ownership is the biggest investment we ever make. There is much to consider such as the type of home, condo or townhouse you want and can afford? If you choose a condo or townhouse, you need to understand how a strata corporation works. Property may be freehold or leasehold. Financing, zoning, title encumbrances and encroachments will all effect your decision and the final deal. Then there are the technical details to consider: should you buy title insurance or pay for a survey certificate? What does a home inspection mean and who pays for it? What is this Property Transfer Tax and who has to pay it? Is there GST to be paid? Now that I have a signed purchase/sale contract what can I remove/expect to be removed from the property on the date of possession?

It can be complicated and each situation is different. We will guide you through the details of the process. Our services include:

  • Residential Purchases and Sales
  • Condominium / Townhome Purchases and Sales
  • New Home Construction
  • Mortgage Financing
  • Refinancing
  • Independent Legal Advice

Subdividing and Re-zoning

Densification is the buzz word of the era. In the Tri-Cities, many older homes are located on large lots that have the potential to be subdivided. Of course this is often a shame as we see the big suburban lots of our childhood memories disappear. However, the financial reality is that a house on these lots may be worth less than the value of the lot subdivided into two or even three. So to goes the affordability; a smaller lot is more affordable and may sell faster, legally suited homes offer mortgage abilities to otherwise unqualified buyers and duplexes and townhomes reduce purchasing costs while increasing land use.

If you are considering the sale of your property, contact us and we will assist you in determining if subdividing or re-zoning your property is an option worth pursuing. If you choose to proceed, we will assist in shepherding you through the process.
